Wooded lot clearing
Wooded Lot Clearing in Raleigh, NC
When a house is going on a wooded lot, the clearing has to match the plan: the footprint, the driveway, room for equipment, utilities and the septic field if there is one. The goal is a site your builder can start on, with the trees you want still standing.

What's usually in a lot clearing estimate
| Item | Notes |
|---|---|
| Cutting trees in the work area | Footprint, driveway and a working margin around them |
| Stumps and roots | Pulled where foundations, drives and utilities go |
| Wood and debris | Chipped, mulched, hauled or a mix |
| Construction entrance | A stable way in from the road |
| Rough grade | Shaped so water moves off the site |
Not every estimate includes every line. Ask for the full scope in writing so you can compare.
Before the first tree comes down
- Get a current survey or plot plan showing the lot lines.
- Have the house, driveway and any septic area placed by your builder or designer.
- Walk the lot and tag trees you want to keep, including along the property edges.
- Ask your town or county, and your builder, what's required before clearing.
- Ask the clearing company how it locates and protects buried utilities.
What moves the price
- Size of the opening: just the footprint and drive, or most of the lot.
- Tree size: mature oaks and pines take more cutting and more disposal.
- Disposal: trucking wood away costs more than grinding it on site.
- Slope and clay: steeper lots need more shaping after clearing.
- Access: narrow frontage or a long driveway path adds time.
Ask each crew
- Is stump and root removal included in this price?
- Where will the wood and debris go?
- Will you leave the site rough graded?
- Can you talk with my builder about the layout?
- How many days on site, and when can you start?
In the Triangle
Wooded lots come up for sale all over the region, from infill lots inside the Beltline to larger parcels around Rolesville, Fuquay-Varina and Clayton. Many owners clear in phases: first the house site and drive, then more of the yard after they've lived there a season.
Frequently asked
How much of my lot should I clear?
Enough for the house, driveway, utilities and working room. Many owners keep as many trees as possible and clear more later.
Can trees right next to the house be saved?
Some can, depending on the tree and how much digging happens nearby. Talk with your builder and the crew, and consider an arborist for special trees.
Does the clearing company do the grading too?
Many do. Pricing both together keeps the comparison simple.
